At Office Builders, our process is designed to make office fitouts as easy and stress-free as possible.
From the initial consultation to the final inspection, we will work closely with you to ensure that your office fitout exceeds your expectations. Years of experience has allowed us to streamline our process and make the design process as effortless as possible. Our Process
1. The Brief
Our first step is the most important step, getting to know you and your business. We take time to talk with you to find out what your business needs and what your vision is for your new office space.
We know that timeframe and budget are the two big factors that must be controlled on any project. We discuss these items in detail with you to ensure we understand your critical needs. Other elements, like style, client experience, staff amenities and specialist business requirements, also need to be discussed and detailed during the briefing stage. We make sure we articulate your brief clearly with a written scope of works so that, from the beginning, your vision and our project scope are completely aligned.
2. Site Analysis
Next, we need to understand that space we’re working with. If you haven’t decided on a space yet, we can ‘test fit’ a preferred space to help you determine if it’s right for you.
If you’ve already selected premises, we’ll have a look to see how we can fit the brief to the space. We’ll take the time to understand the different requirements of each location, like council zoning, car parking, signage and any applicable codes.
We will also consider any physical restrictions of the proposed location, position of existing kitchens and bathrooms, ceiling heights, population density per m2 of floor area, natural light provisions, security facilities, and existing services (e.g. air-conditioning).
3. Design Process
Here is where the vision starts to take shape as the plans for your new office are developed.
This is your opportunity to give us your wish list – all the ideas you’ve dreamed of – and together we’ll work out the aesthetic design of your new office. Spending time in this step helps to avoid any unmet expectations down the track. This step is also when we will talk you through some of the things you may need from your fitout, that you may not have considered yet.
That’s why you engaged us. Your design team may include architects, designers, engineers and private certifiers, all of whom use their wealth of industry experience to ensure your designs leave nothing to chance.
4. Cost
Once the design and scope of works for the new office have been finalised, we begin the cost analysis process of the project. A lot of time, effort and detail is captured in the first three steps of the process to ensure that at the costing phase, we are able to provide a very close estimation of construction costs.
When all the specifications and plans, plus building owners’ requirements, and finalisation of any provisional designs are one hundred percent complete we will then provide a firm fixed lump sum amount to complete the work.
5. Construction
We understand that for many of our clients, the construction process is often the most exciting part as you see the plans taking shape with walls, ceilings, joinery and furniture come together on site. Our construction team will meet with you prior to construction commencing and will walk through each step of the building process so you know what to expect and when it will happen.
This construction programme outlines key start and completion dates along with project critical information. We will also provide a full set of final construction drawings for your office fitout and contact details for your Project Manager(s). We maintain a set schedule of meetings to keep the project on track and communicate the outcomes of these meetings to you regularly.
6. Completion
Prior to final inspection, your new office is thoroughly cleaned. All statutory approvals such as an occupation certificate will be in place and a full set of As Built drawings and Operation manuals will be provided to you at handover, including copies of any relevant warranties and a set of master keys.
